Barndominium Builders in Delaware
We design, permit, and build custom post-frame homes across Delaware — from a weather-tight shell to a fully finished turnkey barndominium. Stamped drawings, county permitting, septic, site work and slab are handled under one contract.
What building a barndominium in Delaware actually involves
A barndominium is a post-frame home: engineered posts set on concrete footings, clear-span trusses overhead, and full residential finishes inside. Because the roof load carries through the posts instead of the walls, you get open interior spans that are expensive to achieve in conventional stick framing — which is why great rooms, attached shops, and two-story lofts are so common in these builds.
In Delaware the building itself is rarely the complicated part. The variables that decide your budget and schedule are the site: how much fill the pad needs, whether you are on septic and well or a sewer district, how far power has to run, and which county reviews your plans. We price those as separate line items on the statement of fees so nothing is buried in a square-foot average.
Every build starts with design and a stamped plan set. You can take that plan set and build the shell yourself, or hand the whole thing to us turnkey with a defined draw schedule your lender can work from.
Barndominium permitting by Delaware county
Delaware has three counties and three different review processes. Here is what to expect in each.
Sussex County
Georgetown, Seaford, Lewes, Millsboro, Laurel
Sussex County permits through the county Planning & Zoning office. Most rural parcels are AR-1 and allow a single-family barndominium with a standard building permit and a septic evaluation from DNREC.

Dover, Smyrna, Milford, Camden, Harrington
Our office is in Dover, so Kent County inspections and plan review are a short drive. Kent requires stamped structural drawings for post-frame residential construction.

Middletown, Newark, Wilmington, Bear, Townsend
New Castle County has the strictest plan review in the state, including stormwater and land-disturbance review on larger lots. Budget extra time in the permitting phase here.
